1. Illinois

One of the least costly places in the United States to purchase a home is Decatur, Illinois, which has a price tag of $133,400. Accordingly, approximately 68,000 people live in the area, encompassing nearly 42 square miles. Although the crime rate in Decatur is more significant than in most of the United States, the city has been classified as one of the 50 safest cities in Illinois. 2. West Virginia

On average, a single-family home in West Virginia is $117,639, making it one of the cheapest places to purchase a home. However, despite its attractive housing values, this state is frequently ranked as one of the most undesirable places to live in because of issues regarding economic growth and the school system. 

3. Mississippi

The median price of a single-family home in Mississippi is approximately $140,818. Thus, with 19.5% of the population living below the poverty line, the state also has the most significant poverty rate in the nation. Mississippi is placed high on the list of states that are the worst places to live, just like West Virginia, due to several factors, including economic difficulties, a failing educational system, and an overall lousy quality of life.

4. Oklahoma

Oklahoma is also among the states with the lowest prices in several areas, including housing, groceries, and medical care. The state's typical housing cost amounts to $151,469 on average. On the other hand, the nation's capital also has one of the highest poverty rates in the US, which is 15.1%, and it is typically listed alongside Mississippi in terms of both education and healthcare.

5. Iowa

With a median property value of less than $175,000 and a lower cost of living, Iowa is another state considered affordable. As mentioned, purchasing a property in 2023 was relatively inexpensive in that state. It features hills full of greenery and a large amount of space for you to establish your roots. Moreover, Des Moines and Cedar Rapids reportedly balance city and rural life.
